Renovation of one of the three levels
REQUESTS AND NEEDS OF THE CUSTOMER:
The object of the renovation is a single house with a private perimeter garden, located in a hilly area and developed on two living levels plus attic. Currently the house is divided into three completely autonomous and non-communicating residential units. The goal of the consultancy is to carry out a renovation project that includes the complete redistribution of spaces, with the creation of a single large apartment.
DESCRIPTION OF THE PROJECT
Here is the description of the project relating to the first floor in which the living area and the master bedroom suite are created.
The optimization of the first floor, based on the union of two apartments, was the subject of much of the redesign work with verification of different possible solutions among which two solutions were selected that are presented there as the best compromise between practical needs and architectural characterization.
FIRST SOLUTION
• The living area was located in the former apartment 1, while in the former apartment 2, separated from the first apartment by a concrete wall, the master suite with study, bedroom, bathroom and cabin was created wardrobe. In the living area the presence of another partition in reinforced concrete does not allow the creation of a single environment. Therefore it was necessary to adhere to a configuration similar to the current one where the kitchen and bathroom (with anteroom) are placed on both sides of said partition, however in an inverted position with respect to the current state of the art.
In the living area it is also necessary to place the double staircase that allows communication with the basement and the upper floor. Following the client's requests, space was created for the fireplace and a garden corner.
• The presence of the aforementioned constraints does not allow to optimize the spaces as a whole but makes it necessary to optimize the individual environments that have been identified. Moreover, the need to obtain numerous rooms on this floor (2 bathrooms, bedroom, study, kitchen, dining room, living room, stairwell) means that the spaces that can be dedicated to each room are not too much in excess of what is necessary to satisfy individual needs.
• The photo-realistic images shown below show the characteristic elements of the design.
• It should be noted that in the dining area the window has been enlarged to give more light to the room.
• The one that allows direct access to the living room has been maintained as the main entrance. The other entrance to the master suite can be left or removed, in favor of a window, at your discretion. The usefulness I see in leaving it is functional to the use of the studio: for example, if it were necessary for work needs to receive people in the studio, the access door that leads directly to the studio would be useful.
• The latter is separated from the entrance by two sliding glass panels which are in continuity with the glass garden which opens onto the living room.
SECOND SOLUTION
In this project solution, a single environment was created in which to place the dining area and a small conversation area in the living area of the former apartment 1 separate, in order to leave space for the creation of a TV room.
In this new project solution, the main entrance is represented by the entrance to the studio, which is well defined and re-proportioned by a false ceiling h = 240.
The entrance to the living room can be kept as a secondary entrance or replaced with a window. In any case, its characterization would conflict with the need to characterize the day environment.
The kitchen area is characterized by a false ceiling that is connected by curving to the veils that run along most of the perimeter of the living area to conceal both the curtain rods and the fluorescent tubes inserted to project uniform light in the area above the sideboard and in the area between the two windows.
It should be noted that the chimney flue of the fireplace was kept outside the kitchen false ceiling which, suitably coated, can constitute an important architectural element that it was not my intention to hide but to highlight.
With regard to the TV room, it was planned to adopt a series of sliding glass panels for the closure to ensure acoustic insulation without creating a visual separation of the rooms.
As for the stairwell, it has been relocated close to the reinforced concrete partition that separates the two former apartments. A glazed garden was created in the vicinity of the staircase.
The back wall was covered in stone. In the master bedroom the bathtub has been removed and has now been placed inside the bathroom which now takes on a more "important" role and is more aesthetically characterized.
Compared to the previous project, the bathroom has been enlarged to contain a built-in version of a linear bathtub.
Having opted to place the tub in the area under the window, it follows that the sanitary fixtures have still been provided in a position far from the drain column, accepting the need to guarantee the right slope to the drains by resorting to an elevation of the sanitary area, which is likewise suspended ceiling to show a different identity compared to the rest of the bathroom.
For greater characterization of the bedroom, a wall element was used between the bathroom and walk-in closet doors covered in Bisazza mosaic, on which it is possible to hang a TV.
